  • I spy with my little eye, a..........

    Just putting a report together for a Hong Kong client and went to the county records to download copies of former assessor photos to show him what the house used to look like. The earliest has a sort of familiar looking car in the carport. Is that what I think it is?

    We need a separate Stude Sightings forum for in-person sightings and old photos found of studes. No?

      Not sure,

      I'm not familiar enough with that era. My mom had one that I think was a 51 and that looks like a dead ringer for the back end of it.

        The photo appears to be dated in 1955, so that makes it an old used car in the carport.

            Craig, IF I'm understanding correctly Mike wants a thread on personal sightings from members now days,vs. old pics from yester year."like say a Stude is going down the road and someone has their cell phone handy.

              Hi,

              Yeah Craig, I knew about that one; but would it not work better if that was a separate category on the main page one could go straight to instead of having to search for the sub-category inside the General Studebaker Specific category?

                      To me, the car appears to be a 1950 model.
                      It surprizes me more that that house is still standing 58 years later and is worth something to someone half way around the World. Is the land the value?

                        I don't know about your neck of the woods, but houses that old are still common here and are still in demand.

                          Houses around here are mostly older. Just today, I was talking to a friend that is rehab'ing an 1800s house. I was referring to this PARTICULAR house, not houses in general. To me, it appears to be an early postwar "quicky" house.

                              Hi Gary,

                              Yes, I think you could call it one of the quickie houses. They threw those things up all over the place around here after the Korean war in the middle of a post WWII housing boom. It was probably built for about $5K back in 1954.

                              Having grown up in Amenia in Dutchess County about 25 miles from where you are, I know that real estate values there have increased substantially over the years and that buying land in my home town is no longer doable for most natives and the place is being gentrified by commuters that ride the 100 miles into NYC to work every day. Still, I'm not sure you'd be able to understand the anachronism that is northwest real estate if you were here.

                              The buyer is purchasing it as an investment property. In the neighborhood that house is in you can't buy an 8,000 sf lot for less than $200K. In another ten years, the lot alone will probably be worth what he's paying for the house now, so the longer he can go without having to tear it down and build a new house, the better.

                              Online tax records for that particular parcel only go back to 1982. In 1982 the land had a county assessed value of $18,400, a taxable improvements value of $43,000 and a taxable total of $61,400. In 2013, for tax year 2014, it has an appraised land value of $223,000, an appraised improvement value of $129,000 for an appraised total of $352,000K. The taxable land value exactly mirrors that.

                              That house was listed at $450K and is being sold for $400K. The buyer feels like it's a great deal, which it probably is considering the area it's in - Location, Location, Location.

                              The market is coming back strongly here and there is a shortage of inventory which means lots of bidders - many with money burning a hole in their pockets. I did a pre-offer inspection on a 96 year old rehabbed 2 bedroom Craftsman-style bungalow in the Freemont neighborhood in Seattle a month ago. That house was listed for over $650K. My clients offered more than $800K for it and lost out to another couple that beat their offer by $20k and paid cash.
