    Hope he had a licensed plumber install that tank, rather than
    doing it himself.....for insurance purposes.

      I'm not sure why everyone sounds so perplexed that the heater is not gas but electric.

      When you heat water it expands (I think we all learned that in 7th grade science!) Inoperative relief valve (or NO relief valve) combined with a failed thermostat will cause the water to continue heating (and expanding) until it eventually finds the limitations of the tank! It doesn't happen very often, but the results are going to be just about like what you saw in Phoenix! BOOM!

          Well, they probably were before the Phoenix real estate market
          turned sour......looks like they were built in the mid 70's
          to the 80's, which there is alot of, in that part of Phoenix...
          as they were building them as fast as they could! Now they
          are the "trickle" down neighborhoods.

            My brother has one of those in Mesa. He bought it when he was in the Air Force back in the 70s. The neighborhood has gone downhill since then.
            He and his wife have good jobs and could afford to live somewhere nicer, but he can't beat the $300 a month mortage.

              I have never seen an electric water heater explode like that, but a cordless drill battery charger burnt this house down. Luckily, it was next door to the house we were working on.
