If there is indeed a tunnel, its most likely a utility right-of-way; the Studebaker family's possible contribution of supplying heat for the church from the mansion's boiler system.

Perhaps it leads to...THE STUDEBAKER VAULT!!! All we need is to summon Gerald Rivera to hype and promote , "THE GREAT REVEAL!" Why shucks! We might even find documents proving that the Great Great Grandfather of NBC's Brian Williams dug it himself.
